What you're looking at, and why it matters.

Most revenue reports tell you how you did. This one also tells you whether that was good or bad — a different question, and the only one you can actually act on.

Always against your market

Every metric comes with the benchmark against your direct competition: properties of the same type, area and capacity.

Knowing your revenue went up 5% means nothing on its own. If your market went up 12%, you lost that month.

In the example: RevPAR 16% above market — that's what's being paid for.

Pickup: the demand that's coming

New bookings captured during the month for future dates. It's the only indicator on the panel that looks forward.

Occupancy tells you about a month that already happened and can't be changed. Pickup warns you in time that next month is looking thin.

In the example: 47 nights captured for August and September.

Property by property

The portfolio average hides things. One star unit can be covering for two that have been under market for months.

The last column exposes them: green if it beats its market, red if it doesn't. No interpretation, no excuses.

In the example: four above and one lagging by 5% — that's next month's job.
